A home inspection is a non-invasive, visual examination of the accessible areas of a residential property. This property inspection aims to identify defects within specific systems and components as defined by the InterNACHI standards of practice.
The inspection can be divided into ten systems, but for a comprehensive understanding of what is included and excluded, please refer to the InterNACHI standards of practice as outlined by a professional home inspector.
A visual inspection of the roof will be conducted by a professional home inspector in accordance with InterNACHI standards, including areas such as flashing, gutters, downspouts, skylights, and protrusions like plumbing vents or chimneys. With a focus on safety, our number one priority during a roof inspection, we understand that depending on the roof design, weather conditions, and height, it may not be safe to walk on the roof. In such instances, we utilize drone technology to enhance our property inspection and see as much as possible.
The Exterior Inspection, conducted according to InterNACHI standards, is a comprehensive visual evaluation by a professional home inspector. This inspection covers wall coverings, eaves, soffits, and fascia, along with a representative number of windows, exterior doors, flashing and trim. It also examines adjacent walkways and driveways, stairs, stoops, ramps, patios, decks, balconies, handrails, and vegetation/grading that may negatively impact the structure due to moisture intrusion in the property inspection.
A visual inspection of the foundation, basement, crawlspace, and structural components is essential during a home inspection. Whether the basement is finished or unfinished, our team of professional home inspectors will adhere to InterNACHI standards and diligently look for signs of problems such as water intrusion, foundation heaving or settlement, framing issues, and insulation concerns during the property inspection.
As part of our home inspection process, we will perform a visual inspection of the heating system along with a functional test using the thermostat to ensure it turns on and off correctly and produces heat, all in accordance with InterNACHI standards. Please note that some exceptions apply during hot summer days when certain systems cannot be tested to avoid damaging the equipment, as advised by a professional home inspector during a property inspection.
As part of our home inspection, we will conduct a visual inspection of the cooling system along with a functional test using the thermostat to ensure it operates properly. This test, adhering to InterNACHI standards, can only be performed in warm weather conditions to avoid damage to the equipment, ensuring that our professional home inspector delivers a thorough property inspection.
As part of our home inspection process, we will conduct a visual inspection of the main shutoff valves and water heater. A professional home inspector will flush all toilets to ensure they operate normally. We will also verify the water supply and drains by running various fixtures and faucets. Additionally, if accessible, sump pumps will be tested in accordance with InterNACHI standards.
As part of the home inspection process, we will conduct a thorough visual inspection of the service drop, meter, main disconnect, panelboards, and grounding, adhering to InterNACHI standards. Our professional home inspector will check a representative number of switches, lights, and receptacles. GFCIs will be tested with a GFCI tester, and AFCIs will be evaluated using their test button. Additionally, we will inspect for smoke and carbon monoxide detectors. Please note that any low voltage systems such as alarms, as well as solar power systems or backup generators, are not included in the property inspection.
During the home inspection, we will conduct a visual examination of the readily accessible and visible portions of the fireplace and chimney, including lintels, dampers, and clean-outs, in accordance with InterNACHI standards, as would be expected from a professional home inspector.
If accessible, our professional home inspector will enter the attic to conduct a thorough home inspection in line with InterNACHI standards. We will record the type and thickness of insulation, check ventilation, and look for signs of water intrusion, structural issues, or any animals such as bats and raccoons. Additional ventilation checks will also cover the kitchen, bathrooms, and unfinished spaces as part of the property inspection.
As part of our home inspection process, we will visually assess doors, floors, walls, ceilings, stairs, handrails, garage doors, and their openers, all conducted in accordance with InterNACHI standards by a qualified professional home inspector.
You will receive a report in pdf format detailing a property inspection, complete with photos, comments, and recommendations regarding the ten systems in the home described above. Most of the findings were already discussed during the home inspection, but this report serves as a proper record for you to refer back to. The report will prioritize all recommendations to help distinguish between cosmetic or minor defects and serious material defects, following InterNACHI standards, which assure you that a professional home inspector has conducted a thorough assessment.
